Purchasing a new home is a significant milestone and it’s important to have a knowledgeable guide by your side. Your Area Sales Manager is there to support you, answer your questions, and assist you every step of the way through your home buying journey.

EXTERIOR HOME SELECTIONS

What grabs your attention when you drive through a new neighbourhood?

Often, it’s the eye-catching home exteriors. The style of a home’s exterior isn’t just about the way that it looks – it can also increase your property value.

Choosing an exterior style and colors for your home is an exciting part of the process and a great way to express your individual style!

5 - BEFORE CONSTRUCTION

BEFORE CONSTRUCTION

Before construction is when tasks are completed prior to construction of the home. This can include drawing of your home plans, exterior colour selections, and interior design selections.

During the before construction stage, drafting will also obtain the necessary municipal permits, energy modelling, and engineering reports needed to construct your home.

6 - THE CONSTRUCTION PROCESS

THE CONSTRUCTION PROCESS

Your home progresses through various stages: stake, excavation, foundation, framing, exterior finishes, rough-ins, drywall, painting, flooring, and finishing.

Your Area Sales Manager is your primary point of contact throughout construction and will keep you updated on how your home is progressing.

7 - BEFORE POSSESSION

BEFORE POSSESSION

This is an exciting time! You’ve got your possession date and it’s time to get ready for the big move. There are a number of things you need to do to prepare:

  • Communicate with your mortgage lender about your possession date
  • Contact your insurance company to supply proof of insurance to the lawyer
  • Review statement of adjustments
  • Meet with your lawyer to sign off on all paperwork
  • Arrange for appliance and furniture deliveries AFTER your possession date
  • Attend your final walkthrough
  • Complete your Alberta New Home Warranty Insurance Commencement form

8 - AFTER POSSESSION & WARRANTY

AFTER POSSESSION & WARRANTY

After you’ve taken possession of your home, your warranty program begins. Your primary contact for any warranty issues you encounter is serviceQ, Pacesetter Homes’ warranty service department: serviceedm@qualico.com

There are a variety of regular maintenance tasks homeowners are responsible for to keep the home in quality condition for many years. These tasks include, but are not limited to:

  • Changing furnace filters
  • Cleaning eavestroughs
  • Testing sump pump
  • Keeping exterior vents clear of snow and ice
  • Testing smoke and carbon monoxide detectors
  • Flushing hot water tank
  • Testing humidity levels
  • Cleaning HRV filters
9 - SEASONAL ITEMS

SEASONAL ITEMS

Let’s face it, when building in Alberta, weather can definitely produce some challenges. Some items cannot be completed on your home in the winter and need to wait until the weather is warm and dry.

These seasonal items may include:

  • Concrete
  • Rough grading
  • Final grading
  • Decks
  • Verandas
  • Exterior paint
  • Landscaping
