your new home warranty and what to know

Looking to purchase or build a brandnew home with a builder in Edmonton? Thinking of building a home down the line, but not sure what to expect? There are a lot of things to keep track of during the process of building your new home, but even after you’ve signed the dotted line, watched your home be built, and moved in, there are still some things you need to keep track of.

Owning a home unlocks a world of opportunity and responsibility. A big part of home ownership is keeping up with maintenance and warranty items.

What is My New Home Warranty?

You may know what a warranty is, but are you aware of how your newly built home is covered?

If you live in Alberta, the Alberta New Home Warranty program is made to both guide you and your builder through the entire process of building your new home. From your purchase to your closing date (and beyond), the Alberta New Home Warranty program is designed to protect your best interests during your build.

Another important part of your new home warranty is addressing issues that may arise after your home is built and your family has moved in. When you build a new home, there can be small issues that arise after you move in. It is important that you address these issues and bring them up with your builder during your one-year warranty check-in.

Most of these issues are minor and will be fixed by your builder during your warranty period.

Unsure of what to look for when it comes to your new home’s warranty? Check out our One-Year Warranty Checklist to make sure that you understand what is covered while your home is still under warranty through your builder.

If you come across an issue after your 1-year warranty has elapsed, you should still contact your builder to determine if that issue is still covered under Alberta New Home Warranty. Different issues can be dealt with in different time frames after you move in. Before you call a contractor, speak with your builder.

Seasonal Maintenance Around Your Home

Fall and spring are the two hardest seasons on your new home. The freeze and thaw that we experience in Edmonton can lead to issues that, if left unchecked, may lead to bigger problems.

You can use our Spring Home Maintenance Schedule to make sure that your new home is ready for when the snow melts and the sun comes out. If you aren’t comfortable performing some of the maintenance highlighted in this list, you can always call a professional to help you out.

Another aspect of maintaining your new home during the spring is making sure your landscaping is in good order. Lawn care doesn’t have to be complicated – in fact, with our easy Lawn Maintenance Guide, you can add it to the list of home maintenance items you should be looking at in the spring.
